Not good VA Hope you get it sorted at no expense.
The worst bit will be the disruption that it will cause as this is clearly going to need taking back to the bare bones and starting a fresh.

Good luck mate, if it was the plumbing or the heating I would be able to offer you more advice but it looks like aljo and caz are going to be spot on.

on a serious note from what i can gather from your information and in my experience is that the sub base underneath your floor slab has not been compacted properly or was put in wet or is generaly infill that we call in the trade " " hence your concrete floor slab is starting to crack (which is also probally a sub standard concrte mix). you will need a structural engineer to find out the extent of damage /movement and will specify a remedy for it ! possibly a complete new floor its basicly bad workmanship/construction practise and is now down to the nhbc to sort the problem out now as your covered under warranty for structural defects

Sorry to hear this VA... I have come to this thread late and know v little about NHBC claims etc (will leave that to the existing experts here, good work Caz and ) - but if all else fails will your buildings insurance cover the cost of restorative work?

hold on ..i have heard of this before happening on a block and beam floor as you say the crack are going straight across . if the block and beam floor is layed the same way as the cracks it could be the "bounce " that is in the floor.. i remember this happening on a job i was working on but i can,t remember the remedy as i was doing drainage etc and not involved in removing a new floor i know that the room had a large span..the buliding contractor is no longer in buisness and i also work for a different co now ..but i will try and find out i still see the old site agent now and again

Were there any trees on the site before development? If there were it could have caused 'heave', which might be the cause of the problem with the floor!!!

The foundations would need to have been alot deeper. I don't know if that would happen after 2.5 years though!

i think judging by the pics VA has shown and the random cracks appearing then i would take a wide guess and say va hasnt got block and beam flooring underneath . i know what your saying about the bounce in block and beam floors but they are pre stressed beams to allow for any substantional movement and normally have a 75 mm/100mm polystyrene insulation and sealed with a 75 mm concrete screed depending on the floor construction specification/building regs at the time


and if VA comes on now and says he has block and beam floors i shall run through the metro centre in gateshead naked with a rose shoved up my

The concrete pour would be for the foundations. When we built our house we had nine, six metre wagon loads of the stuff. We used bison beams and the floors have never moved.

VA you could always start a new trend, crazy paving for the interior. I know we shouldn't be making light of it, I'd be well upset if I thought my floors had to come up.

concrete pour saves me a trip to the florist then unless it was just the screed on top of the beams
