Nick is rite. 2 month contract but never give them what they want. If they said 1.5% then get them down to 1.25%. I'm trying to sell my house at mo and it's a nightmare. Good luck. Oh and make sure no sale no fee !!!!

As long as the pitched roof isn't higher than the existing highest point of the roof and the main extension downstairs isn't more than 3m from the principal elevation, you can do it under permitted development provided the house isn't listed or has an article 4 direction on it....

Sorry Nick just read your post again, I answered the wrong question!!

You will firstly need a surveyor to check the foundation of the existing extension to check the footings can take the additional extension. In term of ease, this depends on whether you want to link the roof or not. If not, then it's pretty straightforward. But as I tell everyone, try not to push the ceiling price on the cost of the house in your area, as you are unlikely to see a return on your investment. Only do it to make your life better and only to make it more attractive to a buyer, not necc to make money......

Still other things to do before we do anything like this, it's 4bed already but once downstairs which we use as a kids playroom, the 3rd bedroom upstairs is a but on small side but she's only 2 yrs old so doesn't need the walk in wardrobe just yet Laughing

Good point on the footings on existing extension, we bought it like it is so they defo would need to be checked Smile

Bradders think I saw a property with a really low commission like yours been advertised on it's for sale sign, thought to myself there must be some catch...?

Sadly that's not the case, apartments in Manchester are ten a penny nowadays..............I won't get what I paid for it 5 years ago.

I'd rather have rid of it than rent it out, but if I don't get what I want then I would.

JF, If you wish to, PM me your properties address and breif description (bedrooms bathroom, parking etc) and i'll do you a rental report of other similar/like-for-like properties that have been advertised in the local area over the last year or two, it will give you an idea of what others have been advertised for.
