Rate should depend on what value they get...I would stagger it. 1%, 1.25 and 1.5... Depending on what they get for it. And only sign a 2 month contract.....

And...want some help building and designing? I'm also a town planner by trade!

Cheers Nick but got that covered, my dad is designing it as a bit of a hobby (he's done quite a few in the past), and a family friend is building it so we're all covered.

High on the list is a RRS worthy garage Thumbs Up

I think i paid 1.15% and it included the selling side of conveyancing with a estate agent/solicitor, around the same time a friend agreed 1% with his agent.

but that was September last year, Shocked nearly a year ago i really must start doing the stuff that needs doing Laughing

speaking with my mate last year, and he was quoted around that, but because he had a property that would sell quickly, he used that to barter the chap down on price

1% for doing little work is better than nothing, if it doesn't sell, and you do more work then maybe a higher price could be negotiated, but signed a 2 or 3 month contract initially

Off Topic Nick just wondering if you'll know, if I was to look in to (when i can affird too) building a second floor extention above an existing ground floor only extension, basically extending what's downstairs upstairs to make bigger bedrooms/bathroom, subject to planning is it relatively straight forward(i.e. taking roof off, building upwards installing floor and topping of with a roof)?
