Don't forget you have to be careful with capital gains tax as you are only able to have your main residence exempt from CGT. If you make it fit by saying you have split up etc etc you may lose the CGT exemption on your main residence which is likely to have a larger gain and shoot yourself in the foot. There is also a allowance that you can deduct before you calculate CGT. If you purchase in joint names (you and your partner for example) you get double the allowance.

The best way buy far is to never sell and therefore never pay the CGT, you just re-mortgage the property, keep any gain and do what you want with it, and keep getting the rent too Wink MY16 AUTOBIOGRAPHY Indus silver with some toys

I never though of remortgaging it and keep renting it out.

Is there a site I can look on for all the tax exemptions or is it best to get an accountant on board?

Or I could carry on blowing all my money saying life's too short to plan ahead Rolling with laughter

You can order a free book from HMRC that gives you all the info but its quite heavy reading. Join your local Landlords Association or the National Landlords Association for more info. Give me a shout if there is anything I can help you with Thumbs Up MY16 AUTOBIOGRAPHY Indus silver with some toys
