Anyone from Northampton.. (and a debt collector by chance!?)

Hi, been a while since a random posting.

Basically have a flat in northampton, letting agent looks after it, all has been well until the bas**rd tenant has stopped paying rent, is now 2 months down, so letting agents are now proceeding to court action after sect 21 issued.

Despite renting properties all my life (well as long as i can remember), never ever had to take anyone to court before, last time i got close was a flat near me, and the guys, a pair of right scrotes, i had literally a car load of lads just go round, and simply bang on the door and say, you haven't paid you rent, if you make us take you to court, it will be more painful for you, trust me, and that was the end of that, they legged it off, no damage to flat and half of the owing rent left on the table, rented it out the next week so hey presto, JOB DONE..

It makes my blood boil to think, these f**kwits even have any rights left after they breach contract, if i made the laws, it would be, tenant has no rights after they fail to pay rent, and landlord can come in and kick the crap out of them if necessary. But oh no, the law is on THEIR side..

So basically, being in Birmingham, and them in Northampton, got pee'd off with the wheels of motion going so slow with the lettings agent, and i thought i would get their number and just ring them, and scare them off, as they are in arrears now, THEY WILL NEVER BEABLE TO PAY, so best thing is to just get reposession and let it to some more people and cut my losses, and next time be really anal about who goes in there next time.

At the time, there were about 60 properties on the same estate available for rent (being new build) so i wasn't picky, first person with deposit cheque and half decent references, secured the unit. Nowadays, nothing about, so easy to rent to someone decent now and take our time and be picky.

However one problem remains, getting these scumbags out..
Rang the number given to me today, and some little bint chav bird picked it up.. hallo.. whose this.. so i asked for the name given.. nah wrong number.. i said, no i don't think so, she said, nah wrong number, so i said, ok we'll see. and put the phone down.

Don't get me wrong, im not a gangster or anything, or condone such behaviour, but the tenant doesn't know me, or know anything about me.. what if i was a gangster, and sent someone round? worked last time.. appearing to be a hard case and not taking any **** is better then actually doing so.. most action can be done verbally and if done right, scares the living daylights out of them.

After that little phone incident i feel so helpless and want to get some guys together tonight, pay them all £30 each and just give them the key and say, break and enter.. anything you want is yours.. but alas.. NO i would be in the wrong then.. pointlessly annoying situation, and it actually costs a good wack to take them to court to get back posession, and the likely event will be, they won't show, court will order reposession, the tenant will be given 7 days notice to leave.. and wam bang same conclusion, as i could force myself right now.. i.e. empty flat, lost rent.. but i could have that now instead of end of november.. So loose another grand..+ legal fees. DSS tenants are so much more easier to deal with!

Hmm.. well pee'd off.
Am going back to my original question, anyone live in northampton, and do foreigner jobs for cash!? hehe.. u know where i am if so.. Cool

hmm.. well what to do..
just thinking about it makes my blood boil.. im not paying court expenses to get my apartment back... actually would be cheaper and easier to have something done.. but is that ethical..

Going to formulate one of my little scare letters i think, giving them the 3 OPTIONS which has worked a couple of times before when a tenant has been in 1 month arrears, but only had this go critical that time, and a visit sorted that one out..

If experience shows that sending the boys round gets you results, why not do it again? OK, so it's not strictly ethical but why should you lose out while the official wheels turn. Is there some process you have to follow as a landlord, or could you not just engage one of these recovery firms?

ive had the same problems like you in the past !the easy way was to send the lads round and it always works
unfortunately nowadays we can end up in a bit of bother ! tennants rights blah blah blah and or using undue force to evict some scumbag with viloence or threatning violence will end you up in court
a scare letter could work with some people . and a bit more persuasion works with others
i had one pratt years ago who refused to cough up the rent ! i went round and let myself in when he was out . as im legaly entitled to do and left the 2 dogs in the house i got a call saying he couldnt get in the house and he needs all his stuff out . got the owed rent the next day and never saw him again
just have to be carefull how you go about it kam

Kam,

Be careful here....if you threaten them and they go to court you'll end up is a lot of bother.

Friend of mine simply went to the property when the 'tenants' were at work and changed the locks! He waited for a phone call from the tenants and then allowed them back in to collect their stuff. Do not be tempted to remove or interfere with their property incase they suggest you've damaged it.

As Chris says above, you could end up with loads of agro.
A friend of mine did the same as Chris recommends, worked a treat, he has used the 'muscle' route before but now prefers this way.
