All parties in this case are breaking the law, the girl asking the landlord ( your mate ) to give her an eviction notice, on no legal basis, your mate for doing it, and you for allowing this to happen.

..And if you serve her notice they'll ignore that as your not deemed the landlord on the agreement...

Save yourself a big headache and loss of rent and do it with a solicitor. Do it right....do it once..

there are other forums for landlords, ones which have solicitors on the board to give advice

Why would it need one? Also, last time I looked, an annual electricity check was optional. Insurance and smoke alarms are not obligatory either. Advisable yes, but not obligatory. |

In answer to your question Stuart, EPC would needed to have been provided to a new tenant, if he was going relet the property, he should provide one to each new tenant, aswell as anyone who requests it when advertised.

As Npinks says you need to provide a copy of the EPC to each new tenant but basically just a money making scam as you are not required to do any improvements that it highlights anyway MY16 AUTOBIOGRAPHY Indus silver with some toys
