anyone had planning approved for self-build in countryside

has anyone had a planning application for a self-build outside a development area approved?

just at the start of the process myself and would love some advice on how to get planning officer on my side, or less anti my proposal. i'm in an area of outstanding natural beauty, wanting to build on what is currently half residential land, half paddock.

it's a long shot i know but any input from forum members much appreciated. Recently bought a 2007 RRS HSE TDV6 for a Pimp-My-Ride-Project.
DONE: Meduza front bumper, AB rear bumper, AB tailpipes, calipers repainted, rear upper tailgate upgrade, side steps, AB front grille, AB side vents, rear LED lights, clear side repeaters, integrated daytime running lights, LED headlights.
TO DO: color code sills and pillars.

I'm not mate but I'd love to be and plan to maybe be in my latter years Rolling with laughter

I do a lot of green lane riding all over Yorkshire, Lake District, Peak District etc etc and I love to buy one of the old stone buildings and convert it.

I assumed it wouldn't be possible to get planning for such a thing.

Tell me more about what your plans are....

You need to do a bit of legwork sadly. You need to look at the local planning policies for the area you want to build in. Some will have very tight policies preventing development in the open countryside but others might be a bit more flexible e.g. allowing redevelopment of old buildings (barn conversions etc.).

You then need to ensure that your development fits in to that planning policy - planners refer to the policies when making decisions. Sure, sometimes the councillors on the planning committee will overturn them on a gut feeling but following the policies makes it more likely to win the appeal.

You might be better talking to a planning specialist (not a plan drawing person but a firm that does actual planning e.g. appeals) in your area - they will have a good understanding of the policies and how to work within them.

Warning - this might not be a cheap process. 2012 SDV6 - it's missing a couple of cylinders
2008 TDV8 - it was a labour of love and is much missed

RRS DAZ, i've heard that converting old buildings is simpler than building from scratch. in fact a conservation officer in North Devon said she was more than happy for me to convert a barn down her way. only problem is, they don't have a functioning mobile network and very slow internet.
we are looking at an infill development, building an eco home between two residential plots. i'm renting a house atm and british homes are, sorry to say it (as i'm a brit myself), awful compared to scandinavian homes. my heating is on 24/7, house is damp, terrible heat loss, cold floors Big Cry

RRSTDV8, there are about 3 important policy documents for our area and so yes, it's complicated. mum and dad had a large extension approved and so i may be using the same firm. but i'll be building from scratch and therefore i'll be meeting some tough resistance for sure. i agree with you, a specialist is necessary so i'll check their credentials first Thumbs Up a mate of mine just spent £50k to get his application approved, seems ridiculous !

our local authority are now in process of planning the next 10 year LDP (local development plans) and have actually published in the local papers inviting land owners to request if their land can be brought in to the development area. Maybe your local authority are working on their LDP too ? May be worth the question, as all LA's are being pressured to allow more building to boost property numbers. May only work if your land is marginally outside the developement zone at present. I have a few acres that were brought into the LDP 10 years ago, unfortunately it'll cost a small fortune to build the access road !  RR Sport Supercharged Vesuvius Orange 4.2 V8 First edition

Prefer RR Vouge S/C but they don't do Orange !
