building an extension advice

thought i would throw this one out to the RRSport members as someone might have done something like this to their property

I have decided that i want to start getting an idea to see how much it will cost to build an extension

My house it detached, and back in 2000 there was a single storey extension built down one side, this did not run the full length, but this was extended again back in 2006/7 to make it full length and to built a conservatory off it

I can see this second extension not having foundations or structure to support a upper storey as the two walls built have large french door sized holes in them (one to the conservatory, one new entrance door with large window next to it). But haven't a clue about the other larger extension

I know i would need planning permission, but where do I start? Do i get a builder to come in and dig some holes in the foundations or a architect to come in and design what can be done?

Hi mate.
Got to start with an architect and he will go though the whole process with you. Well you can get a few out and see who comes up with the best ideas. Hopefully building control was involed with your other extensions and if they were then all would of been done properly.
With builders alway get 3-4 quotes for the work that will be done and don't always go for the cheapest because you do get what you pay for.

only thing i've done like this was a loft conversion and they did it all, drawed a sketch for me to see and approve, got the architect drawing done and submitted them, approved and built, seem easy Laughing

Not going to be anything fancy, just building above existing to increase a bedroom size and extend the bathroom size too, so won't need any 'Grand Designs' type design work with big glass roof and floors

Would architects come out to look FOC, or will i need to pay 3 or 4 of them?

Architects should come out FOC so they can discuss there rates and tell you what you need to do for the job.
Also if your foundations are not strong enough for going up another level then underpinning will be an option.
Don't get scared when someone says 'underpinning' cause its not that bad.

My father is an architect , and 5 years ago we built this extension, (it was near completion when this was taken) he had never actually built a house, and I have never been on a building site, but between us we built this to IMHO a better standard than most local builders. All I wanted was a garden room, as I am not a fan of conservatories, and he railroaded me into two rooms out back and two and a bathroom in the loft! An architect won't charge you for a first visit, and should charge about 10% of the build cost.(I only had to keep mine in tea an biscuits for a year and a half of weekends) total cost of this one was no more than £40k. Don't try and cheapen the build going to a technician , they won't have the vision to give you something spectacular , and tend to not maximise space!

Oh and as said previously underpinning is a piece of p*ss, you may need a structural engineer to give you calculations on this
