Anyone in Essex, Barking / Dagenham..

Just wondering..
We've recently got hold of a property portfolio of a bunch of houses which have been reposessed/stopped reposessed. We're only generally interested in stuff in the midlands, but to get these two properties (which are hot for us).. we've had this property bolted onto the deal:

17 Roxwell Road,
Barking & Dagenham,
Barking, Greater London
IG11 0PP
3 bedroom semi, no garage, DG and CH fitted. Vacant Posession, ready to roll..

Anyone familiar with this area, or know what anything in this region is worth?

Suggest you check out any of the many sites that give Land Registery data for house prices in sales on that street. A quick look sees the following deals at prices between £154k to £195k.

Thanks guys... and thanks Nick, was good to speak to you today, sorry if i seemed a bit distant, had a client walk in and sit down right in front of me while i was on the phone... god knows how he got past reception.. can't get the staff nowadays!! Confused Confused

Well can say we've got this house at a good price compared to the historic prices shown above, but we're still not wanting to take it on.. if anyone wants it and its local to them, its all yours!

Looking at Google maps it's right near the A13 through Dagenham... not the most pleasant part of the world. Looks like it's surrounded by those council blocks etc, judging by the shadows on the ground..... Confused

Hello Kam,

The area in question is only a stones throw from me, looking on www.rightmove.co.uk semi's are going for around the £230-250k mark. With the Olympics 2012 Barking AND Dagenham are a stones throw away.

It's a typical run down area of London, home of West ham Football club and Fords.

I would not expect you too have problems selling that last year or year before,but now with the credit crunch?

As said it is surrounded by tower blocks, the A13 runs straight ,its around 15miles from city of London, 15 minutes drive from Canary wharf etc.

But deffo stab proof vest territory!!!!

Hi guys, thanks for all the input and information.. truely amazing response! another benefit of this forum..

Basically, received some more documentation today, and the house in question was on the market for £230k for a while and we have the actual marketing brochures. Spoke to the agent who said, basically the vendor was very rigid with the price, but with flexibility, you could sell it quite easily, but would take time in todays market.. he reccomended to rent it out for £800 per month (easily) or to flog it on right now, for a price of £205k and really get it moving.. that price was acceptable for us, so its now back on the market at £205k.. he rang back after 10 mins and said he had someone who looked at it before who liked it but it was out of her reach, who is still on the market who wants to review.. so fingers crossed..

Thanks again guys.. food for thought.. hmm rent/sell..? Confused

SOLD STC Today to cash buying investor for £185k... easiest property transaction i've ever had to date.. got the keys yesterday, got them to the agent today, and he reported the house was in a bad way and smells of cat pee! but the buyer was very keen.... so everyone's happy.. quickest commission the agent has ever made i can tell you.. who said the property market was dead!? Very Happy
